Our practice offers an in-depth expertise in all aspects of new build designs and refurbishments.  This ranges from overall design and construction to the more specific requirements of client representation, project management, dealing with local authorities, costing, planning, building works, site follow up, and inspections. 

HAY’s  portfolio includes a number of completed residential and commercial projects of varying budgets and sizes.  We have completed projects  throughout the United Kingdom (UK)  for existing and new clients.

Each project is unique and requires its own site specific solutions, however every scheme regardless of size follows a similar process.  We pride ourselves on a careful, pragmatic and reliable service of time and budget.

We offer full design, construction and project management services.  Although all of the schemes we work on are specific in their requirements, typically we are able to offer the following to our clients:

Outline proposals:

1. Initial meeting with client in order to ascertain preliminary design brief
2. Develop sketch proposals and prepare initial cost estimates
3. Direct, coordinate and monitor the design work of the consultant team
4. Liaise with statutory authorities

Detailed proposals:

1. Ensure completion of the project brief from the client
2. Develop detailed proposals from the agreed outline proposals
3. Provide information for preparation of further cost estimates
4. Liaise with consultants to ensure up to date information flow to and from statutory authorities
5. Carry out appraisal of scheme and costs
6. Direct, coordinate and monitor the design work of the consultant team

Final proposals:

1. Develop final proposals
2. Consult statutory authorities on developed design proposals
3. Obtain approvals and freeze final proposals
4. Advise and control subsequent design changes
5. Direct, coordinate and monitor the design work of the consultant team

Production & tender information:

1. Prepare production information suitable for tender purposes
2. Direct, coordinate and monitor the design work of the consultant team
3. Ensure change control awareness
4. Contribute to appraisal of tender returns
5. Where necessary, revise production information
6. Prepare production information suitable for construction
7. Prepare and make building regulation submission

Mobilisation:

1. Provide further production information as required in order to enable mobilisation
2. Continue detailed production information development
3. Liaise with consultants to ensure fully coordinated drawing package

Construction to practical completion:

1. Work with contractor to provide further information required for construction
2. Coordinate and attend site meetings on a regular basis
3. Internal review of stage design to ensure compliance with employers requirements
4. Review as necessary any contractors design elements where requested
5. Site inspections carried out on a regular basis in order to maintain a high level of quality output
6. Full site clean prior to client handover

After practical completion:

1. Identify defects and make final inspections
2. Assisting building user during initial occupation period

After practical completion:

1. Develop final proposals
2. Consult statutory authorities on developed design proposals
3. Obtain approvals and freeze final proposals
4. Advise and control subsequent design changes
5. Direct, coordinate and monitor the design work of the consultant team
